A boutique collection of 15 linkhouses; inspired by nature, designed with care.

Project Overview

Tucked away peacefully in the midst of greenery, Kambujaya Residences is a limited boutique collection of 15 linkhouses located at the outskirts of Phnom Penh City.

With our first project, we seek to offer an opportunity to live in a beautiful & tranquil surrounding with trappings of thoughtfully designed contemporary architecture to create a better quality of housing that balances form with function.

Our three-story 4 bedroom linkhouses have taken the best aspects of the traditional Cambodian linkhouse and incorporated functional and spacious living areas to tailor to the needs of the modern Phnom Penh family.

Each Kambujaya house features large open plan living with ample natural lighting, ventilation and landscaped greenery to enhance the quality of life of our residents and provide a harmonious way to live and connect with nature.

KBJ Residences was completed in Q1 2023.

Architecture

An Elegant Exterior

Sympathetic to the surrounding tree-lined environment, KBJ Residences' facades have been carefully sculpted with consideration. Each house is distinguished from its neighbours with a vertical break between houses to create separation, whilst spacing between the balcony openings enhances the visual depth.

A generous 7m setback gated entrance on the ground floor allows for secure parking, an abundance of landscaping, and elevated sense of privacy.

The soft curve in the facade of each residence has been designed to catch the late afternoon “golden hour” sun, inviting the shadows to play along the building surface. The rooms behind the facade open up to the internal courtyard balconies via large glazed doors, designed to provide ample natural lighting, a strong connection to both the outside and to nature. A simple balcony handrail summarizes the functional approach to the design of the houses — elegant simplicity.

Open Living

Entering the house, residents are greeted by a spacious, 3-meter high open living room, flowing out through glazed bi-fold doors to the landscaped internal courtyard. The unobstructed view continues to the open plan kitchen and dining area ending at the luscious green backyard at the rear of the house. The open and unhindered views throughout the ground floor provide a sense of connectivity and community within the household.

Light-filled Courtyard

Special to each Kambujaya house, a large light-filled central interior courtyard provides a beautiful visual aesthetic that not only serves as a social gathering space, but also an area for contemplation and comfort.

Large bi-folding doors open the house to the courtyard to naturally ventilate the entire house. The landscaping is intended to be easily maintained and provides a connection to nature while improving the internal air quality of the house. Stairs and walkways wind through the roof covered courtyard to connect to the upper level rooms.The courtyard is filled with natural lighting from the atrium and glass skylight above.

Ventilation features allow for constant upward airflow of the atrium, drawing the hot air out of the house. Cool airflow through the entire house is enhanced due to cross ventilation caused by detailed air flow openings in the skylight.

Functional Kitchen
& Dining Room

The open-plan kitchen/dining room is a functional yet beautiful space for family and guests. A carefully designed and detailed kitchen with inspirations from vernacular Cambodian interior design sits proudly at the centre of attention.

A bench to the kitchen island invites gatherings at the kitchen — too often seen as a preparation space instead of the aesthetic and social area it can be. A walk-in pantry provides ample storage. Opening on one side to the courtyard and the other to the outdoor backyard, the kitchen/dining room is surrounded by landscaped areas and flooded with natural lighting.

A Leafy Backyard

Carefully selected materials and plants are choreographed into a functional, yet playful space allowing for a multi-purpose backyard. The generous outdoor area provides residents space for laundry, cooking, social gatherings, gardening, and abundant open space for children and pets to play.

The large bi-fold doors allow for a seamless connection between the green backyard and the open-plan kitchen/dining room, further consolidating the theme of a seamless interaction between living and nature.

Spacious Bedrooms

The master bedroom is on the first floor to locate the parents centrally within the house, with direct access to the family and communal spaces on the ground floor as well as the private bedrooms of children and guests above. The spacious master bedroom includes a walk-in closet and ensuite bathroom.

The large bedrooms on the second floor are intended to be flooded with natural lighting either directly from the exterior or via the internal courtyard. Juliet balconies connect these spaces to the beautiful landscaping of the internal courtyard below.

Multi-functional Spaces

On the opposite side of the courtyard to the master bedroom, the family lounge room provides a quiet family room away from guests. This room is multi-functional, used as a playroom by children, a second living room with a television, or as a study/library. Alternatively, this space can be converted into a fifth bedroom in the future.

The lounge room is flooded with natural light via the Juliet balconies facing the internal landscaped courtyard and the large glazed doors opening to the road side balconies. The curve, which is a unique feature of the house front facade, creates a study nook in the lounge room, with the lighting here highlighting the soft curve on the interior wall.

A Tranquil Lifestyle

In a secluded neighborhood just east of the city centre, and 900m away from National Road 1 is a collection of 15 Kambujaya houses. This emerging area of residency and commerce strikes the fine balance between infrastructural development and preservation of lush native greenery, making for a perfect backdrop to our very first Kambujaya project. Amenities such as shopping malls, countless boutique stores and a wide selection of palatable restaurants are all conveniently a few minutes reach from our residences.

Ensuring that each project is designed according to its local climate can be the difference of a successful project. Analysis of the sunpath lets us understand the annual solar access to the site and potential building, to consider the solar heat gains, shading requirements and potential access of sunlight. Likewise regarding the prevalent wind flows in and around the site. The wind must be considered to optimise natural air ventilation as well as wind loads on buildings.”
